September opened with four DLD confirmed transfers in ten days: AED 28.4M of them, including a 3-bed record that rewrites the entry price and a second 5-bed sale that proved how this village prices land.

A 3-bed townhouse just sold for AED 4.9M
Three weeks ago, the 3-bed ceiling in this village was AED 4.7M. On 7 September a JAV-01 3-bed transferred at AED 4.9M and the comparison that matters sits inside the same cluster. In late August, an identical JAV-01 floor plan sold for AED 4.25M. Same house, 2,770-odd square feet of built-up area, AED 650,000 apart.
The difference is 474 square feet of plot. In this village, the plot is worth more per square foot than you think.
The record home sits on 3,036 sqft of plot against the standard 2,562. If you own a 3-bed on a large plot, your comparable just changed. If you own a standard one, it did not and knowing which side of that line you are on is the whole valuation game here.
Two 5-bed sales, and the market passed its consistency test
In August, the village's first 5-bed villa transferred at AED 11.6M on a 7,238 sqft plot. On 10 September the second completed: same 5,922 sqft build, smaller 6,781 sqft plot, AED 11.0M. The AED 600,000 gap between the two sales tracks the 457 sqft difference in plot almost exactly.
One sale is a data point. Two sales that price the same asset consistently are a market. At the top end of Jebel Ali Village, buyers and sellers are now agreeing on what the build is worth and negotiating over the plot, which is exactly how a healthy villa market behaves.
The AED 6M townhouse is no longer news
Two 4-bed townhouses transferred above AED 6.2M on the same day, 6.2M on a 3,655 sqft plot and 6.345M on 4,667 sqft. Add August's 6.4M record and 6.0M sale, and four townhouses have now cleared six million in five weeks. What was a record in July is becoming a segment. The corner and big-plot 4-beds have separated into their own market, trading at a clear premium to the middle rows.
What this means for you
If you own here, September's prints move the ceiling again, but every one of them was plot-led. Before you anchor to 4.9M or 11.6M, the question is whether your home shares the feature that set the record. If you are buying, the same logic protects you: a standard-plot home at a record price is the mispriced deal in this market, and the confirmed transfers are how you catch it. Rental context: registered contracts since August put 3-beds at AED 185,000–240,000 and 4-beds at AED 210,000–310,000 a year.
