1. Villa position and plot size

The transactions highlight that location within the community and plot size can have a major influence on the closing sales price. The same internal floor plan can achieve on average 15–20% more if it has a larger plot or a more superior location. A good example of this was a 3-bedroom townhouse with a large plot that sold in September for AED 650,000 more than an identical floor plan which sold three weeks earlier.

2. Upgrades and landscaping

Current owners are taking handover and adding value to their property before they go to market. If you are negotiating on an upgraded property, your offer needs to reflect the added value and take into consideration both the financial and time investment which has gone into the upgrade.

The community is a perfect fit for a family looking for liveable floor plans and natural flow throughout the property. The buying process, step by step

  1. Agree the deal: offer, negotiation and heads of terms.
  2. 10% security deposit written and held. Form F signed.
  3. Seller obtains NOC from Nakheel, confirming no outstanding liabilities on the home.
  4. Mortgage buyers require bank valuation and final offer letter.
  5. Transfer day at DLD trustee office: balances are paid, fees settled and the new title deed issued in your name.

The timeline depends on both buyer and seller.

When the seller has a loan to settle, the process adds a liability letter from their bank, blocking the property at the trustee office, loan closure and the release of title documents, which is why the timeline can extend to 8–12 weeks even when everyone moves quickly. One practical note for overseas buyers: your funds, including fees, need to be in Dubai for the transfer to complete, so plan the currency transfer early rather than at the end.

One caution specific to this community's stage: some resale homes were bought on payment plans, and the advertised price does not always reflect what remains owed to the developer. Before you commit to any resale, confirm exactly what is unpaid and what transfers with the home, I check this on every deal.

Buying from abroad: everything up to transfer can be handled remotely, and even the trustee appointment can be completed by a power of attorney holder on your behalf.
