Jebel Ali Village Q3 2026 review: what the data shows, and what it sets up for Q4.

Fifty-seven confirmed transfers worth AED 325.9M, more than the previous three quarters combined. Townhouses absorbed the wave and held their level. Villas reset lower. And as owners took handover, a leasing wave followed the sales.

The busiest quarter since the record began

From October 2025 to June 2026 the village recorded 41 resale transfers worth AED 257.3M. Q3 alone recorded 57 worth AED 325.9M. July and August each saw more than 20 transfers before September eased to 14.

MonthTransfersValue
July22AED 115.1M
August21AED 118.6M
September14AED 92.3M

Fifty-six of the 57 Q3 transfers were registered vacant at the time of sale. These were not landlords selling tenanted homes. They were first owners selling at or just after handover. Q3 was the handover exit, and it is the first time this village has traded at real volume.

The test of a new community is whether prices hold when the first owners sell together. The townhouses passed it.

Townhouses: the wave arrived and prices held

Forty-eight townhouses changed hands in Q3, against 31 in the previous three quarters combined. The 3-bed median finished the quarter at AED 4.5M, level with Q4 2025 and back up from a soft AED 4.28M in Q2. The 4-bed median finished at AED 5.68M, against AED 5.65M in Q4 2025 and AED 5.35M in Q2.

That is the most important number in this review. A surge of sellers usually pushes prices down. Here, the buyers were there to meet it. And at the top, a JAV-01 3-bed set a new village record for a 3-bed townhouse at AED 4,999,990 on 25 September.

What a bigger plot is worth

Across the 23 Q3 4-bed townhouse sales, plot size tracks the price more closely than anything else in the record. On average, every extra square foot of plot added around AED 620 to the price, roughly AED 600,000 for 1,000 sqft of extra garden. The 3-beds show the same direction, but their plots vary far less, so the effect is smaller in practice.

For a 4-bed owner this is the valuation question. Two homes with the same internal layout can sit AED 800,000 apart, and the plot accounts for most of it. Position, single row and the direction the garden faces carry the rest.

Cluster by cluster

The 3-beds trade almost as one price. The Q3 median was AED 4.4M in JAV-01, AED 4.55M in JAV-02A and JAV-02B, and AED 4.53M in JAV-07, all within AED 150,000 of each other across 25 sales.

The 4-beds do not. JAV-01 and JAV-02B 4-beds both carry a median of AED 5.85M across 16 sales. JAV-07's five 4-bed sales have a median of AED 4.99M, around AED 860,000 lower for a comparable build. Part of the gap is plot, with a median of 3,617 sqft in JAV-07 against 3,822 and 3,865 sqft. Part is position within the cluster, and five sales is still a thin sample.

JAV-01 and JAV-02B carried the quarter, with 36 of the 57 transfers between them. JAV-03A and JAV-03B, 220 townhouses, recorded no resale at all.

Villas: a reset lower

The villa market told a different story. Nine villas transferred in Q3, and where the same villa build has sold before, the Q3 price was lower in four of the five cases.

Each row compares two different villas of the same build type. Plot sizes differ slightly and are shown for each sale.

Plot differences explain part of each gap, but not all of it. The exception is the smaller 4,359 sqft build, which held its price. The larger builds, where the early-2026 prices were set by a handful of sales, gave the most ground once more villa owners came to market and buyers had a choice. Nine sales is a small sample, but if you own a villa and your price is anchored to a sale from January or February, it is anchored to a different market.

The leasing wave

Not every owner sold. Of the 100 registered rental contracts in my record, 74 started in Q3, almost all of them in August and September. Another 25 start in October and November. The village has gone from almost no tenants to a working rental market in three months.

Gross yields sit at around 4.3 to 4.4% before service charges across the townhouses and 4-bed villas. The early Q4 contracts for 3-beds are slightly softer, with a median of around AED 192,000 across eight contracts, with more homes now on the rental market.

What Q3 sets up for Q4

What this means for you

If you own a townhouse, the market absorbed 48 sales without giving ground, and your value is set by plot, position and cluster against confirmed transfers. If you own a villa, price against the Q3 sales, not the early-2026 ones. If you are buying, the villa reset is where the evidence supports a firmer offer, and in the townhouses the plot is what you are really paying for.

The August numbers are here, and the latest transfers are on the sold prices table, updated as they complete.
