Asking prices tell you what owners hope for. Sold prices tell you what buyers actually paid. Here are the five most recent DLD confirmed sale transfers in Jebel Ali Village.

The headline numbers

Five sales completed in one week of July. The range starts at AED 4.3M for a 3-bed townhouse and reaches AED 8.2M for a 4-bed villa. On built-up area, that works out between roughly AED 1,550 and AED 1,893 per square foot. A spread of more than 20% inside one community, in one month. That spread is the story of this village right now.

Two near-identical townhouses, AED 325,000 apart

Look at the two JAV-02B 4-beds, transferred three days apart. The larger home, 3,258 sqft, sold for AED 5,675,000. The smaller home, 3,170 sqft, sold for AED 6,000,000.

The smaller house sold for more. Square footage alone does not set the price here.

So what explains it? The higher-priced home sits on a bigger plot, 3,945 sqft against 3,780. The rest comes down to the details a portal never shows you. Unit position, view, condition and seller motivation. If you price a JAV-02B townhouse from a portal average today, you could be AED 325,000 wrong in either direction.

What the villa sales tell us

The two villa transfers, JAV-04 at AED 7.5M and JAV-05 at AED 8.2M, landed at roughly AED 1,748 and AED 1,776 per square foot. That is minimal price per sqft difference over the townhouses. So what are villa buyers paying for? Both villas sit on plots of around 7,000 sqft, almost double a townhouse plot. And there are only 278 villas in the entire village against 834 townhouses. The plots are the asset, and the village will not make any more.

What this means for you

If you own here, your value is set by type, position, plot and timing against confirmed transfers. Not by the asking prices of neighbours who have not sold. If you are buying, the transfers above are your negotiating floor. The JAV-02B pair shows why paying up for the right position can make sense, and why paying up for the wrong one does not.
